No. Strata Expanse is an infrastructure developer and owner. Our customers provide and operate their own servers and computing equipment, while we own and manage the supporting infrastructure through our Gray Space as a Service™ model.
Gray Space as a Service™
Gray Space refers to the essential infrastructure that supports computing operations but does not include the IT equipment itself. This includes land, power generation and distribution, substations, cooling systems, communications infrastructure, and other physical assets required to operate AI and data center facilities.
Gray Space as a Service™ is Strata Expanse's infrastructure subscription model.
Instead of investing in land acquisition, power systems, cooling, and supporting infrastructure, customers subscribe to a fully developed platform while focusing on what they do best - deploying and operating compute.
This approach reduces capital requirements, accelerates deployment, and allows organizations to scale as demand grows.
Traditional developers typically build complete facilities before securing tenants.

No. Customers provide and manage their own computing equipment. Strata Expanse provides the infrastructure that powers and supports those systems.

While timelines vary by project, modular development enables campuses to come online much faster than traditional large-scale developments.

No. Our operating model prioritizes on-site energy generation to support project operations through independent microgrids. While projects remain interconnected with the broader electrical system, they are designed to minimize demand on local infrastructure and, where appropriate, may even provide power back to the electrical system during peak demand or emergency events.
Utility pricing is determined by local electric providers, not Strata Expanse. Our projects are designed to generate the energy required for operations, reducing reliance on the broader electrical system rather than increasing demand.
Where utility agreements allow, projects may temporarily reduce customer loads or supply energy back to the electrical system to support grid reliability during emergencies or periods of unusually high demand.
No. Our campuses use advanced closed-loop cooling technologies that require significantly less water than traditional evaporative cooling systems commonly used in conventional data centers.
No. Closed-loop cooling systems do not discharge wastewater during normal operations.
All equipment is designed to comply with applicable environmental regulations and air quality standards. No unusual odors are expected during normal operations.
Community Impact
Our campuses are designed to minimize sound through modern equipment selection, enclosed power systems, and advanced cooling technologies. Facilities comply with applicable industrial noise regulations and are engineered to reduce impacts beyond property boundaries.
Construction activities follow local regulations governing work hours and noise levels. Any construction-related impacts are temporary and consistent with other infrastructure development projects.
Most traffic occurs during construction. Once operational, campuses generate relatively low daily traffic, consisting primarily of maintenance personnel and periodic service visits.
No. Projects are developed within industrial or appropriately zoned areas and undergo local planning and permitting processes.
No. Projects are designed to avoid wetlands and protected areas while complying with all applicable environmental review requirements.
Yes. Whenever practical, Strata Expanse prioritizes brownfield and previously developed industrial properties, helping transform underutilized sites into productive digital infrastructure while reducing pressure on undeveloped land.
