Strata Expanse is a Real Estate Investment Trust (REIT) focused on developing the foundational infrastructure required to support next-generation data center and AI workloads. Through its proprietary Gray Space as a Service model, Strata Expanse owns, operates, and maintains the non-IT infrastructure that data center operators need—eliminating the time, capital, and execution risk traditionally associated with site acquisition, power procurement, and infrastructure build-out. This allows tenants to deploy high-performance compute quickly and at scale, without owning or building the underlying infrastructure.

Demand for compute is surging beyond the capacity of the infrastructure designed to support it. We founded Strata Expanse to resolve these tensions. Rather than asking communities and energy grids to bend around massive facilities, Strata Expanse rethinks infrastructure from the ground up to integrate into communities seamlessly.

We develop land and build power and physical infrastructure that simultaneously reduce the impact on the communities in which they are built and allow edge data center operators to plug into a ready-to-use environment to deploy high-performance compute at speed and scale.

What makes our model different is where it starts. We begin with energy, designing each campus as a fully integrated system. On-site power generation, energy storage, and grid interaction are planned together to create a flexible, grid-aware architecture. While energy sources vary by location, each site is built for resilience and redundancy to ensure long-term stability.

Just as important is how these campuses show up in the world. Strata Expanse believes infrastructure should belong where it’s built. Sites are intentionally placed in underutilized, brownfield, industrial, or edge locations and designed to minimize disruption. Campuses are engineered to greatly reduce or eliminate noise, excessive water use, and land impact from the very start.
